Wiest North Farmington is part of the new construction going in on the north side of Farmington — the corridor where most of the city's remaining buildable land sits. I'm personally involved in the development, which means I can tell you what's actually available right now rather than what a listing site cached last month.

Why buyers look north


Farmington's historic core and established subdivisions are largely built out, and homes there rarely sit on the market. The north side is where you can still choose a lot, choose a plan, and get a home with current systems and a layout designed for how people actually live now — open kitchens, real home offices, better insulation and mechanicals.

You keep Farmington's advantages while you're at it: Davis School District, Station Park for shopping and dining, FrontRunner rail at Farmington Station, and I-15 and Legacy Parkway for the Salt Lake commute. More on all of that on the Farmington real estate page.

How a new build actually goes


1. Lot selection. Orientation, grade, and what eventually gets built next to you all matter, and they're the one thing you can't change later. Lot premiums vary; some are worth it and some aren't.

2. Plan and contract. The builder's contract is written by the builder. Allowances, change-order pricing, escalation language, and completion terms are where buyers get surprised. This is the stage where having your own representation pays for itself.

3. Selections. Finishes, fixtures, upgrades. The decisions that hold resale value are not always the ones the design center pushes hardest.

4. Build and close. Timelines move — weather, materials, inspections. Expect a range, not a date, and keep your financing and your current home's sale flexible enough to absorb it.

Bring your own agent


The representative at the model home is paid by the builder and represents the builder. In a typical new-construction purchase, having your own agent doesn't increase your price — but it does put someone on your side of the table for the contract, the walkthrough, the punch list, and the warranty period. That's the part most first-time new-build buyers underestimate.
