Layton is the largest city in Davis County and the most varied. That's its advantage: if Farmington and Kaysville have priced you out of the house you actually need, Layton usually still has a version of it.

East bench vs. west side

The practical divide is I-15. East of the freeway (mostly 84040) you get bench elevation, views, older established neighborhoods and some larger newer homes. West (mostly 84041) runs toward Hill Air Force Base and Syracuse — flatter, often newer, generally more house per dollar with a longer drive to the canyon trailheads.

Hill Air Force Base and relocation

A significant share of Layton buyers are tied to Hill AFB. Military and civilian relocations run on fixed dates, which means the search, the offer strategy, and financing all have to be planned backwards from your report date. I've handled that timeline enough times to keep it from becoming a scramble.

— Common questions

Buying and selling in Layton

Is Layton, Utah a good place to buy a home?
For most budgets it's the widest selection in Davis County — starter homes, newer subdivisions, and larger houses on the east bench all exist here. That variety is the reason buyers priced out of Farmington or Kaysville usually find something in Layton without leaving the county.
What are the Layton zip codes?
Layton is primarily 84040 (generally east of the freeway, toward the bench) and 84041 (generally west, toward Hill Air Force Base and Syracuse). The two sides price differently, so a citywide average tells you almost nothing about a specific street.
How close is Layton to Hill Air Force Base?
Very close — Hill AFB borders the city's south and west edge, and a large share of Layton buyers are military or civilian employees there. If you're relocating on a PCS timeline, that changes how we sequence the search, the offer, and your financing.
What's the commute from Layton to Salt Lake City?
Around 35–45 minutes by car depending on the hour, or FrontRunner from Layton Station, which many commuters prefer over I-15 in winter. Ogden is a much shorter drive north if that's where you work.
Which school district serves Layton?
Davis School District. Layton has several high schools and boundaries do move with growth, so I confirm the current assignment for the exact address before you write an offer.
What is the median home price in Layton, Utah right now?
As of June 2026, the median list price in Layton is $474,900 and the median closed sale price is $506,170, or about $233 per square foot (source: Realtor.com Economic Research). Your own number depends on the pocket you're in and the condition of the home — I'll run the comparable sales for your address.
How long do homes take to sell in Layton, Utah?
In June 2026 the median Layton home went under contract in 44 days, with 389 homes active on the market (source: Realtor.com Economic Research). Well-priced, well-prepared homes move a lot faster than that median; overpriced ones sit well past it.
