West Davis County is where a lot of my business lives. Buyers priced out of the south end of the county come here and find the square footage, the yard, and the newer construction they were looking for. The trade is distance — from downtown Salt Lake, and from the canyons. For a household whose work is at Hill Air Force Base or anywhere in north Davis, that trade barely registers.

The cities


Kaysville. The premium address on this side of the county: larger lots, mature landscaping, strong schools, and unusually stable resale. You pay for it, but Kaysville holds value through market swings better than most of Davis County.

Layton. The broadest range of price points and housing types in the county, plus the most retail and the easiest Hill AFB access. West Layton skews newer and larger for the money.

Syracuse. Newer construction, contemporary floor plans, and family-oriented neighborhoods with the antelope-island side of the county at your back. Popular with buyers who want a new-build feel without a new-build price from further south.

Clearfield. Typically the lowest entry point in the area, which makes it a real option for first-time buyers and for investors. Housing stock varies street to street more than in the other three, so comps have to be tight.

Commute and access


The West Davis Corridor and I-15 handle north-south movement, and FrontRunner stations along the county give you a rail option. Salt Lake City is a longer drive than it is from Farmington or Bountiful, so I always have clients run their real commute at the hour they'd actually drive it before we narrow the search.

Buying out here


The west side generally offers more inventory and a bit more breathing room than the south county, but well-priced homes in the strongest school boundaries still move quickly. Verify school assignment by address, not by city — Davis District boundaries cut through neighborhoods.

In practice, the cities west of I-15 and along the north-county corridor: Kaysville, Layton, Syracuse, Clearfield, and the west sides of neighboring cities. It's where much of the county's newer, larger housing stock sits and where buying power typically goes furthest.
Is West Davis County cheaper than Farmington or Bountiful?
Generally you get more square footage per dollar as you move north and west, though Kaysville is its own case — it commands a premium for lot sizes, schools, and resale stability. The trade-off across the west side is a longer drive to Salt Lake City and to the canyons.
