Best Places to Live in Davis County
Farmington, Kaysville, Bountiful, Layton and more — a local agent's honest guide to where to buy north of Salt Lake City.
Davis County is the strip of valley between the Great Salt Lake and the Wasatch Range, about twenty to forty minutes north of downtown Salt Lake City. It is where a lot of my clients land when they want more house, better schools, and a shorter commute than the far suburbs allow. Every city here has its own character. Here is how I describe them to buyers.
Farmington
Historic tree-lined streets, a well-regarded school system, and Station Park for shopping and dining. Farmington balances small-town feel with genuine convenience: FrontRunner commuter rail, quick I-15 access, and trailheads at the top of the street. Prices run above the county average, and inventory is limited — homes in the older east-side neighborhoods rarely sit.
Kaysville
Consistently one of the most sought-after addresses in the county. Larger lots, strong schools, mature landscaping, and an unusually stable resale market. If you want a family-first suburb with mountain views and are willing to pay a premium for it, start here.
Bountiful
The closest Davis County city to Salt Lake, which makes it the commuter's pick — worth reading alongside the pros and cons of living in Salt Lake City if you are torn between valley and county. Bountiful's east bench has some of the best valley views in northern Utah, along with mid-century homes on generous lots that reward renovation. Downtown Bountiful has quietly improved over the last few years.
Layton and Syracuse
Where buying power goes furthest. Layton offers the broadest range of price points in the county and easy access to Hill Air Force Base. Syracuse and west Layton are newer, with contemporary construction and larger floor plans for the money — the trade-off is a longer drive to the mountains and to Salt Lake.
Centerville and North Salt Lake
Smaller, quieter, and tightly held. Both put you within twenty minutes of downtown Salt Lake while keeping a residential feel. North Salt Lake's foothill developments have the newest housing stock; Centerville's older core has the character.
How to choose
Start with your commute tolerance, then school boundaries, then price. Davis County is compact enough that a ten-minute difference in location can mean a meaningful difference in price per square foot. - Roughly twenty to thirty minutes from Bountiful, twenty-five to thirty-five from Farmington, and thirty-five to fifty from Layton outside of peak traffic, with rush hour adding meaningfully to each.
