What follows is the version of this conversation I have in the car, without the pretend precision of ranking towns against each other.

Start with the commute, not the city


Commute direction reorders this whole list. If you work downtown, every mile north costs you time twice a day, and Centerville and Bountiful move up. If you work at Hill Air Force Base or in Weber County, Layton and Kaysville become the obvious answers and Farmington becomes the compromise. If you're remote or hybrid, the list opens completely and you can buy on lot and house rather than on minutes.

Housing stock is the second filter


These cities differ more by vintage than by anything else. Bountiful and Farmington's historic core give you older homes with character and the maintenance that comes with them. Kaysville and Farmington's established subdivisions give you predictable late-century floor plans. North and west Farmington and parts of Layton and Syracuse give you the newest construction and the newest systems.

All of these cities are in the Davis School District, so the district isn't a differentiator — the specific assignment is, and it varies street by street. The same goes for freeway noise, flight paths, and grade. Two homes six blocks apart in the same city can be very different purchases. Kaysville trades a little commute time for larger lots and a quieter feel, and it has its own strong following around Davis High.
